What I help with
One to four units, underwritten like a professional.
My career started on the investment side, in development brokerage and student housing acquisitions. For investors, I evaluate every property through three lenses: what it is today, how it fits your strategy (buy and hold, flip, or value-add), and whether the numbers work (rent, expenses, cash flow and your exit).
- 01
Single-family rentals
The simplest way to start: one home, one lease, and the widest pool of renters and future buyers.
- 02
Duplex to fourplex
More units under one roof, often with better cash flow per dollar, still financed as residential real estate.
- 03
Live in one, rent the rest
Buy a two to four unit property, live in one unit and let the rent from the others help cover the mortgage.
- 04
Value-add
Properties priced for what they are today, with a clear plan for what they could become after updates.
The process
From first conversation to a performing property.
- 01
Define the goal
Cash flow, long-term appreciation, or a place to live that pays you back. Your goal shapes every search.
- 02
Financing, first
Introductions to lenders who know investment and multi-unit loans, so you know your buying power and terms.
- 03
Sourcing
On-market listings plus off-market and pre-market opportunities that match your numbers.
- 04
Underwriting
Rent comparables, operating expenses, cash flow and returns for every property worth a second look.
- 05
Offer and due diligence
Inspections, existing leases and rent rolls on occupied units, and terms that protect your returns.
- 06
Close and set up
Property management, contractor and insurance introductions, then planning for the next one.
Investing, answered
Can I use a residential mortgage to buy a duplex, triplex or fourplex?
Generally, yes. Properties with one to four units are financed as residential real estate, and some loan programs allow a smaller down payment if you live in one of the units. Requirements vary by lender and program, so talk to a lender early. Shuban can introduce you to lenders who work with investors.
What does it mean to live in one unit and rent the others?
Often called house hacking, it means buying a two to four unit property, living in one unit, and renting out the rest. The rental income can offset much of your housing cost while you build equity, and it is a common first step into investing.
Which parts of the Triangle work well for rental investing?
It depends on your strategy and budget. Areas near major universities, large employers like those in Research Triangle Park, and main commuting corridors tend to have steady rental demand, while outlying towns can offer lower purchase prices. Shuban provides rent comparables and a full cash-flow estimate for any property you are considering, from Cary and Raleigh to Durham and beyond.
How do you evaluate an investment property?
Every property gets rent comparables, an expense estimate (taxes, insurance, maintenance, vacancy and management), a cash-flow and return estimate at your financing terms, and a look at what the property could become with the right improvements.
Do you help after closing?
Yes. Shuban introduces clients to property managers, contractors and other professionals, and can help you plan your next acquisition when you are ready.
